VA Home Loans: What Military Buyers Should Know
VA-backed financing can be an important option for eligible service members, veterans, and certain surviving spouses. Understanding eligibility, lender requirements, property standards, and the buying process can help you prepare.

Start with eligibility, then build the purchase plan
A VA home loan is a mortgage made by a private lender and backed in part by the U.S. Department of Veterans Affairs. Eligibility for the benefit does not automatically mean every borrower, property, or transaction will qualify.
A VA-approved lender can explain current requirements, rates, entitlement questions, funding fees, and underwriting standards for your situation.

1. Confirm your VA loan eligibility
Eligible veterans, active-duty service members, certain National Guard and Reserve members, and some surviving spouses may qualify for VA home loan benefits, subject to VA requirements.
Your lender can help you obtain or verify the Certificate of Eligibility and explain how entitlement applies in your case.
VA appraisal and inspection are different
A property can meet appraisal requirements and still have issues a buyer may want to investigate through an independent inspection.
2. Qualification still depends on the lender
VA eligibility is only one part of financing. Lenders evaluate credit, income, debts, assets, employment, and other underwriting factors.
Get preapproved before serious home shopping so you understand the price range and loan structure you are working with.
3. Understand the zero-down-payment feature carefully
VA financing may allow eligible borrowers to purchase without a required down payment in qualifying situations, but buyers can still have closing costs, prepaid expenses, inspections, and other cash needs.
Ask your lender for a full estimate of the funds you may need rather than focusing only on the down payment.
4. The VA appraisal is not a home inspection
The VA appraisal helps determine value and whether the property meets applicable minimum property requirements. It is not a substitute for an independent home inspection.
Buyers should discuss inspection choices and deadlines with their real estate agent.
Loan rules change
Use current guidance from the U.S. Department of Veterans Affairs and a VA-approved lender for eligibility, fees, underwriting, and program requirements.
5. Property condition can affect the transaction
Certain health, safety, structural, or property-condition issues may need to be addressed for the loan to move forward. The specifics depend on the appraisal, lender, and VA requirements.
That makes property selection and contract planning especially important.
6. Ask about the VA funding fee and exemptions
Many VA borrowers pay a funding fee, while certain borrowers may be exempt. The amount can depend on factors such as the type of use, down payment, and previous use of the benefit.
Your lender should explain the current fee and whether it applies to you.
7. Plan around PCS and military timelines
Military buyers near Camp Lejeune, MCAS New River, or MCAS Cherry Point may be working with report dates, deployments, temporary lodging, or remote decision-making.
Build enough time for lender processing, inspections, appraisal, repair negotiations, and closing rather than assuming every step will fit a compressed schedule.
8. Coordinate the team early
A VA purchase works best when the buyer, lender, agent, inspector, closing professionals, and other parties understand the financing and timeline.
Choose professionals who are willing to communicate and resolve questions early rather than waiting until closing week.
