1. Preapproval is different from browsing a mortgage calculator
Online calculators are useful for estimates, but they do not review your full financial profile. A lender can evaluate income, debts, credit, assets, loan options, and other factors that affect qualification.
That makes the conversation more useful than relying only on a target monthly payment.
